Where are houses selling fastest in 2022?

Over the past six months, we've seen different suburbs, cities and states experiencing more variation in performance. So where are the hottest locations in today's property market?
Using the metric of Days on Market (DOM)—the average amount of time a property stays listed on the market before it sells—we've taken a state-by-state look at where houses are being snapped up the quickest.

Sydney and NSW
Sydney has been one of the first markets to turn after a monumental year of growth in 2021. There are still plenty of locations where houses aren't lasting two weeks on the market before being sold, though.
The latest data shows Cambridge Gardens in Western Sydney, Eschol Park in MacCarther and West Pymble on the Upper North Shore are all locations where DOM fell substantially into the single digits.
Clovelly in the Eastern Suburbs saw a massive drop from 53 to 15 days, and North Balgowlah, Beaumont Hills and Milperra houses sold within a fortnight.
Regional NSW has continued to boom throughout 2022 as more buyers seek a sea or tree change.
The Central Coast market has been especially hot. In Canton Beach, DOM fell to just one week in 2022. The same can be said for Warrimoo in the Blue Mountains.
Watanobbi in the Hunter Valley and Belmont South in Lake Macquarie also delivered standout results.

Melbourne and VIC
Like Sydney, price growth has flattened across Greater Melbourne in recent months. When you zoom into the suburb level though, there's plenty of variation in performance. In many locations, houses are still selling at a fast pace.
The Mornington Peninsula has been one of the standout regions for the state this cycle, and the DOM for houses in Bittern has fallen from 21 to just 9 days.
Wandin North in the Yarra-Dandenong Ranges has also remained hot, as did Carrum Downs in Bayside and Sassafras in Melbourne's East.
Regional Victoria has been outperforming the capital for some time now, and DOM stats show just how strong some of those locations are.
Eureka in Ballarat, Chewton in Bendigo and Garfield in Gippsland have been some of the biggest movers for this latest period, proving the trend towards more affordable housing outside of big cities is still very much there.

Brisbane and QLD
Brisbane's property market has gone from strength to strength over the past six months, returning strong and consistent growth. It's no surprise, then, that houses are being snatched up fast.
Dozens of suburbs reported DOM of under 10 for the period, suggesting buyer demand has remained extremely strong.
Some of the biggest falls were recorded in the central suburb of Kurwongbah, Boronia Heights in Logan and Sinnamon Park in the city's west.
In fact, the market's strength has extended well beyond the capital, with plenty of regional areas continuing to boom as well.
In the state's southeast, Pacific Pines on the Gold Coast, Little Mountain on the Sunshine Coast and Yamanto in Ipswich saw houses selling in just one week on average.

Adelaide and SA
Adelaide has followed in Brisbane's footsteps lately, with growth surging ahead as buyers see far better value across the state.
That's reflected in DOM numbers which have fallen considerably in many locations. Houses sold more than twice as quickly in Elizabeth and Largs North in the 12 months to the end of January 2022.
Strong demand was also seen in Balhannah in the Adelaide Hills, Goodwood in the city's Eastern Suburbs and the Adelaide centre itself.
Looking to the SA regions, suburbs that would typically take long stretches of time to sell a house found themselves entering city-level DOM territory.
The Murraylands suburb of Meningie, Mount Gambier in the South East and Peterborough in the state's Far North all saw DOM drop by a serious magnitude.

Perth and WA
The Perth market has found a second wind over the past quarter as price growth returns to the West Coast.
Ashfield in Perth's Eastern Suburbs saw a dramatic fall in DOM from 22 days in 2021 to just 5 days in the 12 months to the end of January 2022.
Other hotspots include Mayaree in the south, Wembley in the west and Glen Forrest in Perth Hills.
Demand ramped up in other areas of the state too. Bussleton houses spent far less time on the market, and on average they sold within a fortnight in Mount Helena, Strathalbyn, Silver Sands and Cowaramup.

TAS and ACT
The property boom hit Tasmania harder than just about anywhere, and that's been reflected in how quickly houses have been purchased after listing.
Oakdowns in Hobart saw DOM fall to just six days in the 12 months to the end of January 2022. Ravenswood in Launceston also experienced surging demand.
Looking regionally, buyers scrambled to pick up houses in Hillcrest, Rosebery and Scottsdale too.
Back on the mainland, Canberra proved to be another of the country's hottest markets over the past year.
DOM was cut in half in Mawson, with similarly strong list-to-sale times seen in Ngunnawal, Holt, Watson and Richardson.
