What does the service cost?
Currently, we do not charge for photography or the market assessment.
What is my obligation to OpenAgent after receiving the market assessment?
None, this is a obligation-free service. After we deliver the market assessment, you decide what to do with that information. We can assist you if you are interested in testing the market, but it’s completely up to you!
How long does the entire process take?
There are two parts to this service. Below is a rough guide:
Firstly, we liaise with you to organise a suitable time for photographer to visit your
property. Once scheduled, usually the photography session takes:
1 hour for a 2 bedroom property
1.5 hours for a 3-4 bedroom property
2 hours + for a 5+ bedroom property
The photos taken are usually delivered to us within 48h. We then perform a quality check
before sending to the independent professional expert in order to complete the market assessment.
Once completed, the market assessment will be delivered to you in approximately 7 days.
Who takes the photographs?
We use professional local real estate photographers.
Can I use my own photographs?
We prefer to have high quality recent photographs of the property taken by a professional real estate photographer. If you have photographs that have been completed by a professional photographer recently, please let us know and we can determine if they are suitable for the market assessment.
Who completes the market assessment?
We engage Opteon Property Group as an independent contractor (Opteon). Opteon is an international provider of independent valuation, advisory and specialist property services in the Australian and New Zealand markets.
What can the market assessment be used for?
You can use your analysed market assessment for general informational purposes and to gauge market conditions.
The market assessment is not a valuation and should not be relied upon as such. It should not be considered to be advice relating to taxation, investment or financial matters, nor should it be relied on with respect to making decisions regarding the sale or purchase of real estate property. Before making any such decisions, you should seek independent professional advice from a suitably qualified valuer or real estate advisor.
