Selling a property is a time consuming process, especially if you are a busy mum of three with a demanding job as a corporate tax adviser.

When experienced property investor Theresa Nguyen decided to sell her Ashfield investment property, she found it a daunting prospect. “Usually I like to research anything extensively, but between my family and work I don’t have the time anymore. Looking into the performance of each individual agent in the local area was simply impossible.”

Theresa had lived in her investment property many years ago, but has since lived and worked overseas and had lost touch with the area. And even though she had used a property management agent whilst overseas, she didn’t consider them local enough to advise on a sale.

Overwhelm

“I was looking for an agent who was able to tell me what was actually happening in the local area. We weren’t in a rush, but we did need the cash to put into a new business venture. We just wanted to see what we could get for it.”

Personable, professional and prepared

Theresa interviewed 2 of the three agents put forward by OpenAgent, and chose LJ Hooker Ashfield's Domenic Bucciarelli.

She found him to be personable, professional and prepared. “Domenic came in very prepared and was realistic about the worst scenario we could expect in terms of price. He also advised us against renovating the property. We had been planning to renovate extensively, but he couldn’t guarantee we would be able to get a return on our investment. I felt this was very, very important advice he gave.”

“He also he kept us in the loop throughout the process, and always came back to us when he said he would. We found the whole process to be very smooth and efficient, exactly what we were looking for for in an agent.”

Theresa ended up getting a fair price from the sale. After originally opting for an auction, which was going to take five weeks, she received an offer prior to auction which she accepted. In terms of commission, he certainly wasn’t the cheapest agent they interviewed, but Theresa was happy with the service, so didn’t mind paying the rate negotiated.
